• Cunningham Manor – rehab of HUD federally funded multi-family - Brownsville, TX, $6M, 104 units, 95,600 sq/ft Total renovations of the apartments featuring 104 units of affordable housing was made possible through a cooperative venture of HCS and the Texas Department of Housing and Community Affairs Tax Credit program. Total development cost for the project including acquisition, construction, and resident relocation was $8.8 million and was funded through the tax credits as well as a Federal Housing Administration (FHA) loan, seller financing, and deferred developer fees. The Cunningham Manor Apartments underwent a total rehabilitation of the property, with full demolition and replacement of most structural components and the addition of central heating and air conditioning systems as well as new interior amenities including flooring, appliances, cabinets and ceiling fans. Exterior improvements such as professional landscaping complement additional renovations to laundry and maintenance facilities and other common area features. An on-site learning center will make available to residents, their families, and the surrounding neighborhood a variety of community education programs such as after-school activities and adult learning services.
